1. Description
We conduct a full due diligence on the property: title search, encumbrances, land registry and cadastre verification, zoning and urban planning compliance, and outstanding tax or community fees.
2. Official Form
No standard public form. We request certified extracts from the Registro de la Propiedad and the Catastro via the AEAT and Colegio de Registradores portals on your behalf.
3. Fee Model
Fixed fee starting at €350 plus VAT, adjusted to property value and complexity. Invoiced under Modelo 303 for VAT and Modelo 390 summary if required.
4. Required Documentation
- Title deed or escritura pública of the property.
- Cadastral reference number and property address.
- Power of attorney if acted by a representative.
- NIE and contact details of buyer and seller.
- Community of Owners certificates (if applicable).
5. Key Requirements
- Clear identification of current registered owner(s) in the land registry.
- No outstanding charges or liens beyond those disclosed.
- Verification of urban planning status and approved land use.
- Confirmation of up-to-date payment of property taxes and community fees.
