1. Description

We manage the entire purchase process on your behalf: due diligence, negotiation, drafting and review of purchase agreements, and attendance at the notary for closing.

2. Official Form

No public form: we prepare and submit the private purchase agreement (Contrato de Compraventa) and all annexes, coordinating with the notary for the Escritura Pública.

3. Fee Model

Fixed fee starting at €500 plus VAT, adjusted based on property value and complexity. Includes all legal services up to signing; disbursements (notary, registry fees) billed separately.

4. Required Documentation

  • Signed power of attorney (if acting on behalf of buyer).
  • Copy of valid passport or NIE.
  • Certificate of current ownership (Nota Simple del Registro).
  • Energy performance certificate and property reports.
  • Proof of funds or mortgage offer.

5. Key Requirements

  • Clear mandate and powers detailed in the POA.
  • Timely provision of funds for deposit and purchase price.
  • Coordination with financial institutions for mortgage drawdown.
  • Availability for signing at the notary or appointment of substitute.
